How much does it cost to work with you?
Every board is different — and so is every engagement. Some clients need a small, focused scope of support; others prefer project-based work or ongoing guidance over several months. We’ll scope the work together based on your board’s needs, capacity, and budget.
Can we hire you just for a one-time issue?
Absolutely. We frequently assist with targeted needs like vendor disputes, meeting facilitation, or preparing for a major vote. If it helps your board move forward, we’re happy to scope a limited engagement.
Do you charge by the hour or by the project?
We offer hourly, project-based, and retainer models. Many engagements begin with a focused project or board presentation, then evolve into longer-term support as needs become clearer. Where helpful, we scope work with a not-to-exceed amount so your board has cost clarity and control from the start.
What’s your hourly rate?
Our standard hourly rate for senior consultants starts at $250, with a two-hour minimum for board presentations or owner-facing meetings. For shorter advisory calls or longer-term engagements, we may recommend a different structure to ensure the best value for your board.
We’re under financial pressure — can we still work with you?
We understand — and that’s often when strategic support can help the most. We’ll work with you to scope something manageable, whether that’s a short-term planning effort or a limited advisory role. In many cases, a few focused conversations can help prevent far more costly mistakes down the line.

Do you replace our property management company?
No. We work alongside your property manager — not instead of them. Our goal is to support your board by adding clarity, coordination, and a long-term lens that most managers simply don’t have time to provide on their own.
Who typically hires you — property managers or board members?
Both. Sometimes a property manager reaches out after realizing their board needs more strategic or communication support. Other times, a board member connects with us directly after repeated frustrations or stalled progress. Either way, we coordinate with both groups to ensure alignment.
Do you work with boards that already have attorneys or engineers?
