Board Consulting

Lead your community with clarity and confidence.

Communicate clearly, lead through disagreement, make informed decisions, and protect your community’s shared interests.

There’s an easier way to lead your community—without burning out.

You joined the board to help. To fix what’s broken, protect what matters, and move things forward.

But instead, you’re stuck reacting to the latest fire drill—meetings run long, tempers run hot, and it feels like no one has the time or clarity to think ahead.

Professional property managers are stretched thin managing the day-to-day. Legal, engineering, and accounting experts offer valuable help—but it gets expensive fast, especially when you’re facing complex issues that don’t fit neatly into any one box.

And in the middle of it all? You. Struggling to lead without burning out; make decisions without a clear process; serve your community without losing momentum—or trust.

It’s more than just disagreements or complaints. It’s a system that keeps everyone stuck in survival mode.

I believe volunteer board members deserve better—support, structure, and people who understand how it really works.

I’ve helped leaders like you cut through the noise, calm the chaos, and build a board that actually works—for the people it’s meant to serve.

You don’t have to make the mistakes I made

I know what it’s like to serve on a board where the stakes are high, the pressure is real, and the answers aren’t always clear.

As board president of a large condominium community—five historic buildings, hundreds of units, and a professional management team—I dealt with everything from capital repairs and vendor issues to resident complaints, budget constraints, and a years-long developer transition dispute that remains in  litigation today.

We finally addressed a huge pain point—long enough to feel proud it was done—but it failed a week later because it was connected to a related system no one thought to inspect. The follow-up repair was relatively inexpensive, but trust took a big hit.

We didn’t lack diligence—we lacked the right kind of support.

Professionally, I’ve advised executives through acquisitions, restructurings, operational complexity, and reputational risk. I bring that same strategic lens to boards—so you can stop guessing, think bigger, and avoid the traps I’ve survived.

Because I believe boards deserve the same caliber of insight that leaders rely on in any well-run organization. Not more red tape—just smarter, connected decisions grounded in experience.

You don’t have to figure it all out alone. We can help you avoid the mistakes I made.

The help boards actually need

Clarify goals and identify friction points

A structured discovery process surfaces what’s working, what’s not, and what’s getting in your board’s way. You get a clear, actionable view of the issues—without having to chase the details yourself.

Build a plan that fits your board

Custom recommendations reflect your priorities, timeline, and appetite for change. Every step reflects your community’s unique needs—and the engagement is scoped to fit your goals, capacity, and budget.

Stay supported as you move forward

Proactive execution ensures your plan doesn’t stall. We coordinate with vendors, solve problems in real time, and step in where your management team needs backup—reducing stress while still moving the needle.

The right structure can calm the noise, focus your priorities, and help your board lead with greater clarity and trust.

While every community has unique needs, their board have common questions.

Strategic Issues & Pricing

Do you help with new laws like Florida’s SB 4-D?

Yes. We’re familiar with structural integrity requirements, reserve studies, and the communication gaps that often arise. We won’t replace your attorney or engineer—but we will help your board plan ahead, communicate clearly, and avoid unforced errors.

These conversations are never easy—especially when they involve safety concerns, rising costs, or assessments that may be unaffordable for some residents. We help boards communicate clearly, consistently, and compassionately. That means explaining what’s required, why it matters, and how decisions are being made—with as much transparency and humanity as possible. We also help boards prepare for tough questions and difficult conversations, so no one feels caught off guard or left behind.

We support not-for-profit, shared-owner organizations: condominiums, co-operatives, planned communities (e.g., age-restricted or amenity-based), nonprofit boards, and even golf or arts-focused clubs. If your group maintains shared assets and serves members or residents, we can likely help.

Perfect. Our work is designed to support, not replace, your property manager. We fill gaps, reduce friction, and help your board function more strategically—without stepping on toes or duplicating services.

Yes—and they should. Our work is funded through association dues, which means transparency matters. We’ll help you clearly explain what we do, why it matters, and how it benefits the entire community.

Every board is different—and so is every engagement. Some clients need a few focused hours of support. Others prefer project-based help or ongoing guidance over months. We’ll scope the work together based on your board’s needs, capacity, and budget.

Absolutely. We frequently assist with targeted needs like vendor disputes, meeting facilitation, or preparing for a major vote. If it helps your board move forward, we’re happy to scope a limited engagement.

We offer hourly, project-based, and retainer models. Many engagements start with a small project or board presentation, then evolve into longer-term support. We’ll recommend a structure that fits your situation and respects your budget.

Our standard hourly rate for senior consultants starts at $250, with a two-hour minimum for board presentations or owner-facing meetings. For shorter advisory calls or longer-term engagements, we may recommend a different structure to ensure the best value for your board.

We understand. That’s exactly when strategic support can help the most. We’ll work with you to scope something manageable, whether it’s a short-term plan or a limited advisory role. Sometimes a few focused conversations can prevent far more costly mistakes.

Approach & Process

Do you replace our property management company?

No. We work alongside your property manager—not instead of them. Our goal is to support your board by adding clarity, coordination, and a long-term lens that most managers simply don’t have time to provide on their own.

Both. Sometimes a property manager reaches out after realizing their board needs more strategic or communication support. Other times, a board member connects with us directly after repeated frustrations or stalled progress. Either way, we coordinate with both groups to ensure alignment.

Yes. Legal and technical advisors are essential—but they often focus narrowly on their specialty. We help your board connect the dots across disciplines, so you’re not solving one problem while unknowingly creating another.

We start by listening. Our early conversations focus on what’s working, what’s stuck, and how your board operates today. We review your governing documents, past decisions, current challenges, and communication dynamics before recommending a path forward.

We combine strategic perspective with operational follow-through. You don’t get a slide deck and a “good luck.” You get structure, insight, and hands-on support tailored to your board’s specific dynamics. And we stay involved to help make it real.

That’s a decision only you can provide. In our experience, the best time to build systems, improve communication, and clarify roles is before things unravel. That said, we’re just as comfortable stepping in when tensions are high or deadlines are tight. Either way, we bring calm and clarity.

Not at all. While we specialize in strategic, cultural, and organizational change—typically activities with high-stakes for firms individuals—many of our clients are looking to build stronger leadership visibility, better internal clarity, or greater stakeholder trust—before difficult decisions need to be made or a crisis happens.

Strategic board leadership and communications aren’t just for emergencies. They are how resilient organizations and communities stay ahead. And prevent self-inflicted financial, operational, and reputational risk from occurring.

In community associations, let’s be honest—someone will always be unhappy. That’s the nature of shared governance. But progress is still possible—and measurable.

We define success by the shifts that matter: 1. When meetings run more smoothly; 2. When the same issue doesn’t keep coming back; 3. When owners may still disagree—but start trusting the process.

We don’t rely on generic metrics. Instead, we look at: actions taken (not just debated), confusion reduced, strategic decisions made and communicated with clarity.

Every engagement includes clear goals tailored to your board’s priorities, capacity, and constraints. That means we don’t just measure effort—we measure outcomes: fewer unforced errors, better alignment, and support that actually moves the needle.

Sometimes the most meaningful success is when a resident criticizes the decision—but compliments the process.
